We serviced a Goodman furnace (96% efficient, 60,000 BTU, single-stage) and a Goodman 3-ton air conditioning system, both installed in 2024. We inspected both the furnace and air conditioning system. The furnace is operating safely at this time. During maintenance, the burners were cleaned, and it was noted that the gas pressure should be adjusted to ensure proper operation and efficiency at our elevation. The air conditioning system was also evaluated. The outdoor condenser coil has buildup due to its location near a dryer vent. We recommend rinsing the coil periodically throughout the summer to maintain proper heat rejection and system efficiency. While checking refrigerant levels, we found the system to be overcharged. This condition can cause the system to run inefficiently and place unnecessary stress on motors and electrical components. Correcting the refrigerant charge will help restore proper performance and efficiency. a full plumbing maintenance inspection as part of the customers membership plan, ensuring the home is safe and meets Certified Home standards. During todays visit, we completed a comprehensive inspection of the homes plumbing system, including the water heater and gas fireplace. Both systems were checked for safe operation and proper performance. No carbon monoxide was detected in the home. The home is equipped with carbon monoxide detectors, and no carbon monoxide was detected at the time of inspection. All smoke detectors are less than 10 years old and functioning properly. The homeowner shared concerns about uneven temperatures, specifically the upstairs being too hot or too cold. The current thermostat is located downstairs, which can contribute to this issue. We recommend upgrading to an Ecobee smart thermostat with a remote temperature sensor placed upstairs to help improve comfort and temperature balance. Due to the design and layout of the existing ductwork, achieving consistent temperature balance throughout the home may be limited without more extensive system modifications or upgrades
