Beacon Home Services responded today for a water leak affecting the basement ceiling below the bathroom. Upon inspection, we found a pinhole leak in a brass PEX tee fitting that was allowing water to leak into the ceiling cavity. The homes existing main water shut-off valve was found to be inoperable, as the older gate-style valve would not fully stop the water flow. To complete the emergency repair, we shut the water off at the municipal water meter, replaced the failed brass PEX tee, and restored the water service. The repair was tested, and no leaks were present upon completion. I discussed with Jeff the importance of replacing the homes main water shut-off valve so the water can be quickly isolated if another plumbing emergency occurs. I also explained that because this leak originated from a brass PEX fitting, additional brass fittings throughout the home could become potential failure points over time. A future whole-home water repipe may be worth considering to improve long-term reliability. Due to the water damage, water mediation services recommended when we reached out to for service

Beacon Home Services was called back out after the GFCI receptacle began tripping the day following our installation of a new point-of-use water heater under the cabinet. Upon inspection, I found evidence that water had entered the cabinet from above through a hole that had been drilled for electrical cords. The water appeared dark in color. Inside the cabinet, I found the three-outlet extension cord was completely waterlogged. I poured water out of the receptacle openings and documented the condition with photos and a video. To isolate the issue, I unplugged the extension cord and plugged the new point-of-use water heater directly into the GFCI receptacle. With the extension cord removed from the circuit, the GFCI did not trip, indicating the water heater was operating properly and that the water-soaked extension cord was the likely cause of the nuisance tripping. I shared my findings, along with the photos and video documentation, with the customer . I recommended replacing the water-damaged extension cord, as it is no longer safe for use. Possibly find one that can be hung away from the hole or reroute tv plug in toaster area and make others aware water is going down that hole. Based on today’s findings, the newly installed point-of-use water heater is operating properly when connected directly to the GFCI-protected receptacle.
